Homeowner & realtor checklist · Not a GC remodel

Pre-listing punch list: sell-ready repairs before photos go live

A practical homeowner and realtor checklist for Pinellas County and Tampa Bay — doors, paint touch-ups, drywall, hardware, screens, caulk, and small fixture fixes — with free written quotes from photos (no free in-person estimates).

Buyers notice the little things first: a sticking door, a dinged wall, a torn screen, or a dripping faucet in the listing photos. This pre-listing punch list is for Pinellas County and Tampa Bay homeowners, realtors, and investors who want the house looking sell-ready before the photographer arrives — without turning a simple punch list into a full remodel.

Knight Group Handyman Services LLC handles mixed repair lists that fit registered handyman scope. We give free written quotes from details and photos. We do not offer free in-person estimate visits. Phone quotes are usually close, get revised on site if the scope changes, and work starts once you sign. Licensed plumbers, electricians, or a GC are referred when the job needs them.

For vacant rentals between tenants, see rental turnover handyman. For recurring vendor work orders, use the property manager vendor page. Pricing stays transparent on handyman pricing with no 2-hour minimum on small jobs.

Doors, locks, and entry

  • Adjust doors that stick, rub, or will not latch cleanly
  • Tighten or replace loose hinges, stops, and door hardware
  • Confirm entry locks turn smoothly; rekey only when you ask for it
  • Check sliding doors and patio doors for track debris and screen fit

Paint touch-ups and wall appearance

  • Spot-prime and touch up scuffs in high-traffic halls and living areas
  • Match existing color as closely as possible from leftover cans or a chip
  • Keep full-room repaints as a separate, quoted scope when needed
  • Wipe switch plates and vent covers so touch-up paint looks finished

Drywall dings and nail pops

  • Patch small holes from TVs, shelves, and picture hooks
  • Float and texture-match common Florida knockdown where it fits the wall
  • Sand and prime so paint touch-ups do not flash in listing photos
  • Flag larger water stains that need leak diagnosis before cosmetic repair

Hardware, cabinets, and trim

  • Tighten cabinet pulls, hinges, and closet hardware
  • Re-secure loose baseboards, door casings, and quarter-round
  • Replace missing end caps, bumpers, and cabinet catches
  • Minor shelf and rod resets that make closets look cared for

Screens, windows, and weather edges

  • Repair or re-screen torn window and patio screens when frames allow
  • Latch windows and confirm they open and close for showings
  • Refresh exterior caulk at obvious gaps around windows and doors
  • Note storm-season weak points without over-promising structural work

Caulk, fixtures, and moisture tells

  • Recaulk tub, shower, and sink edges that look cracked or mold-stained
  • Replace stained caulk lines that show poorly in bright listing photos
  • Check under-sink cabinets for soft spots and report anything beyond handyman scope
  • Wipe and reset outlet and switch covers after wall work

Minor plumbing and electrical on existing connections

  • Swap like-for-like faucets, supply lines, or disposals on existing connections when the layout stays the same
  • Fix dripping stops, running toilets, and loose toilet seats within handyman scope
  • Replace bulbs, failed switches, and outlets on existing circuits — no new circuits or panel work
  • Install TV mounts and fixture swaps that do not require new wiring runs
  • We refer licensed plumbers or electricians for new lines, rewires, gas, or code-required permits

Pre-listing questions

What fits a sell-ready punch list, how quotes work, and when we refer a licensed trade.

Is a free written quote really free?

Yes. Send details and photos for a free written quote. We do not do free in-person estimates; phone quotes are usually close, get revised on site if the scope changes, and work starts once you sign.

Can realtors or investors send an inspection report?

Yes. Send the report or a punch-list photo set. We return a written scope for items that fit handyman work and flag anything that needs a licensed plumber, electrician, or GC.

How is this different from rental turnover?

Pre-listing work is aimed at sale photos and buyer walk-throughs. Rental turnover is the vacant-unit move-in / move-out punch list for landlords. Many of the same trades overlap; the deadline and finish standard are different.

Do you open new plumbing or electrical lines?

No. We stay on existing connections and circuits within handyman scope — fixture swaps, adjustments, and minor repairs. New lines, panel work, gas, and permitted remodel scopes go to licensed trades.

What areas do you cover?

Pinellas County is the core daily area (Safety Harbor, Clearwater, Dunedin, Palm Harbor, Largo, and nearby cities). Selected northwest Hillsborough and west Pasco routes are scheduled with address confirmation.

Ready for a sell-ready punch list?

Send photos for a free written quote. We confirm handyman-scope fit before anyone is scheduled.
